So if there's one area in the South East where it's like the recession never happened, then Windsor is it. At least as far as property prices are concerned.

Who would live in a house like this?
Yes, while the rest of the country contends with a house price index that's doing its finest impression of a yoyo, so far nothing has stopped Windsor property prices from steadily climbing and climbing.
Sure there've been minor fluctutations, but no sign of the crash that hit many areas a few years ago, and right now house prices are rocketing. The short story is, if you're looking to buy a home it seems you can't go wrong with a property in the Royal Borough, you're bound to make money on it.
And maybe royalty is the key to Windsor's success, for who wouldn't want to share an address with Her Majesty the Queen?
To give you an idea of how property is performing in Windsor, where nearby towns have shown steady growth over the past years - tempered by that crash - growth has evened out to around 50 or 60%. By comparison prices in Windsor since April 2000 have more than doubled. Even the smallest rise which was seen amongst flats in Windsor, values have increased a staggering 109%, with an overall increase to June this year of 145% across all Windsor properties. Simply phenomenal.

Right on Peascod Street we have Campsie & Co. and Bairstow Eves Countrywide, whilst on Sheet Street there's Savills and Hamptons International.
Because Windsor is so geared to the historic town centre that's built up around the castle, space is at a premium and homes within walking distance of town are priced accordingly, whilst those more affordable homes are often rather small - for instance the terraces around Arthur and Alma roads. With the river and Eton to the north, the key residential spots are south and west of the town heading out along the Dedworth Road, and on the Springfield Road estate. Elite Property are well known in the town and Hamilton Chess are another good bet.
Recent developments on the other side of the A332 looking towards Maidenhead may be worth checking out, while if you're looking for character properties and don't mind a slightly out-of-town location, you should have a look around Old Windsor.
Green belt and land belonging to the royal estate restrict some developments, but there is apparently a 'Golden Triangle' where those in the know search for their ideal home. If this is your goal then focus your search around the King Edward Hospital. Character semis and four bed Victorian homes as well as some newer builds can be found around here. Concentrate on the streets around Bolton, Frances, Osborne and St. Leonard's roads to the south east of town if this is your spot.
But don't forget nothing in Windsor comes without its pricetag. Even the very cheapest flats start at around £200,000 so don't be surprised to find some big numbers coming up, with the average price of a terrace being around £280,000, and semi-detached homes well into £300,000s.
The excellent performance of local schools also puts prices at a premium as people from nearby towns move as their children approach their teens to get into secondary school catchments.
